Access Statement For The West Wing At Capheaton Hall


Our self-catering house, built in 1778 is attached to the 1668 house, Capheaton Hall and has access from a tarmac yard with no step at the entrance.  We have tried to include as much information in this access statement, but please do call if you have any queries.  We look forward to welcoming you.

  • The area has no regular bus service and the nearest station is 25 miles, so the property is essentially suited to those coming by car.
  • We can arrange for shopping to be delivered via Tesco or Waitrose; please advise of your requirements.
  • The 4 stables and or paddock can be booked separately by calling 0191 375 8152.

Arrival & Car Parking Facilities

  • There is ample car parking for as many cars as needed in the courtyard by the back door of the West Wing, which is reached down a 1/4mile drive from Capheaton Village.
  • The West Wing entrance is approached directly from this courtyard.
  • The car parking area is tarmac, which is completely flat up to the door of the property.
  • The most accessible entrance (78cm wide) in the courtyard has no step.
  • Parking can be directly in front of the front door if wished, and luggage should be unloaded here.
  • There is a rear door (81cm wide) with a single step 16cm high and 38cm wide coming into the house from a paved  terrace.
  • The rear terrace has a wall which is 56cm high and 44cm wide and runs along the length of the house.
  • From the terrace there is a single step down into the garden on to a paved path 12cm high.
  • Access to the walled garden is part tarmac across the courtyard and then grass and paving stones to a gate with a step down into the garden.

Main Entrance (single holiday house; therefore no Reception or Ticketing area.)

  • The entrance from the car park has a door which is 78cm wide.
  • The front hall is 2.46m x 2.90m with new amtico flooring with access to the boiler room, utility room, WC and to the kitchen via a single step 18cm high and then into the rest of the house.

Public Areas: Hall, Utility Room, Boiler Room, Stairs, Landing, corridors

  • The utility room has a door 79cm wide accessed through the hall.  There is a fire escape door in the utility room leading directly out onto the North side of the house 105cm wide which a small worn away step which is 17cm high at its highest. 
  • The WC has a door from the hallway 79cm wide and there is a small basin with hot and cold running water.
  • Boiler room has a door from the hallway 79cm wide and there is limited drying space in here and the heating/hot water controls but these should only be changed by the owner.
  • The door to the kitchen from the hall is 79cm wide and it is accessed up a single step 18cm high.  The door from the kitchen to the dining room is 89cm wide.
  • There is a staircase from the dining room up to the first floor.  There are 15 stairs with a handrail on the right all the way up.  The steps are 19cm high, 24cm deep and 81cm wide.  The stairs are fully carpeted with short pile.
  • At the top of the stairs is a small landing 2.56m x 95cm wide which gives access to two double bedrooms both with en suite bathrooms. From this small landing 3 stairs up leading to a corridor to access Bedroom 3 and 4.  The steps are 24cm deep, 20cm high and 92cm wide.  There is a hand rail on the right hand side on the wall.
  • The corridor is 81cm wide at the narrowest which is a doorway.  The corridor has a low level window with safety film on the glass.
  • The corridor leads to the back stairs.  There are 8 steps down (25cm wide and 16cm deep) to a small turning landing.  The landing is 100cm x 105cm leading down 12 more steps to the back hall.  The steps are carpeted with short pile.  There is a handrail all the way up on the left hand side and half way up on the right hand wall.
  • The floor in the back hall is painted cement so take care not to slip when wet.
  • The back hall leads to a WC through a door 78cm wide.

The Dining Room

  • The dining room is accessed from the kitchen via a doorway 89cm wide.  The dining room is carpeted with short pile carpet.  Stairs lead from the dining room up to the bedrooms.
  • A rectangular table seats up to 10.  Extra chairs are available in the kitchen.
  • The chairs are not upholstered and are all moveable.
  • The table is on casters and can be moved to create more access.
  • The table is 234cm long x 116cm wide.  There is 87cm and 133cm respectively of space at each end of the table.  There is 153cm and 149cm respectively to the sides of the table.
  • There is a door leading to the drawing room from the dining room 85cmwide.
  • Access is down a single step 10cm high. 

The Drawing Room

  • Accessed from the dining room via a doorway 89cm wide and down a step 10cm high.
  • The drawing room is fully carpeted with short pile carpet.
  • The two three seater sofas and 2 arm chairs are all moveable.
  • Cushions are provided.
  • There is an open fire in this room with a semi-circular fire guard and a log basket full of logs for your use.
  • The 42” HD television has over 30 channels.  Instructions are in the folder and both the DVD player and the TV have a remote control.  DVD’s are provided.

Public WC’s

  • Not applicable; two ground floor WC’s in the house itself.

Restaurant/Dining Room, Bar &Bar area, Take Away & Cafe

  • There is a dining room in the self catering house itself, but, as this is a quiet rural area, there is no on-site restaurant, bar, take-away or cafe.


  • There is a standard size, front loading washer and a separate dryer in the Utility Room


  • There is no on-site shop; nearest shop 5 miles at Belsay (supermarket 10 miles), or owners or visitors can arrange a Tesco /Waitrose home delivery

  • An all weather tennis court (shared with owners) in the walled garden near the house
  • Stabling for 4 horses/ponies

Outdoor Facilities

  • There is access via the back hall door 81cm wide and a single step 16cm high 38cm deep on to a paved terrace and a large table, chairs and BBQ.
  • There is a step down to the grassed area 12cm high
  • Ample play area in front of the house
  • PLEASE BE VERY AWARE  Access to two rectangular ponds and the sunk fence.  The two ponds are 15m from the house and are a depth of 32cm.  The walls surrounding the pond is 39cm high and 39cm

wide.  3 steps lead down from a gravel path each step is 33cm wide and 14cm.

  • All weather tennis court in the Walled Garden (shared use with owners)
  • Large tarmac area suitable for bicycling and a ¼ mile tarmac drive
  • 4 stables for ponies/horses (by separate arrangement)

Conference & Meeting Rooms, Banqueting

  • No available facilities for conferences, meetings and banquets

Clubs & Entertainment

  • Rural location: pubs within 10 minute drive but the nearest club is in Newcastle 25 miles.

Bedroom & Sleeping Area

Location and room combinations

  • All 4 bedrooms are on the first floor, and are accessible via both staircases.
  • The bedrooms consist of two super king and two twins sized bedroom.
  • The two super king rooms are off the small landing at the bottom of 3 steps. (See stair measurements and landings)
  • The two twin rooms are along the corridor next door to each other.


  • All rooms have goose and duck down feather duvets and pillows (synthetic duvets and pillows can be supplied).
  • Sheets, duvet covers and pillow cases are all 100% cotton
  • The bedrooms are lit with bedside lamps and some have ceiling lights.
  • The walls are painted cream with a neutral short pile carpet in all bedrooms.
  • The house is non-smoking.   The house is open to dogs; however we ask visitors to not let the dogs past the kitchen and under no circumstances are dogs allowed upstairs.
  • The front hall, back hall and utility room all offer good ‘bedroom’ accommodation for dogs.
  • There are smoke detectors and heat detectors throughout the house and alerts guests to any emergency through a very loud bell.  Emergency lighting is provided by the beds in the event of a power cut.  Fire extinguishers are supplied throughout the house.

Super-King Sized Room 1

  • Access from either staircase (see measurement details on stairs and landings) Door 81cm.

  • Divan zip and link bed with 2 single padded headboards.
  • The height of the bed is 60cm and the space either side of the bed is 144cm and 129cm respectively.

Super-King Sized Room 2

  • Access from either staircase (see measurement details on stairs and landings) through a doorway into a small corridor 3.45m x 1.65m.  A second door leads to the bedroom 79cm wide and there is access to the en suite from the corridor through a door 79cm wide.
  • Short pile carpet throughout with rug.
  • Divan zip and link bed with padded super king headboard.
  • The height of the bed is 60cm and the space either side of the bed is 95cm and 104cm respectively.
  • One east facing window.
  • En suite bathroom access from the bedroom door 79cm.

Twin Room 1

  • Access from the corridor no steps door 86cm.
  • Low level window with safety film.
  • Two single divan beds with padded headboards.

  • Bathroom 2.95m from bedroom.  And there is a staircase leading down right next to the bathroom door.

  • There are two WC’s on the ground floor one at the front entrance door 79cm wide with a toilet and a basin with hot and cold running water.  The second WC is at the rear of the house door 78cm wide with a toilet and a basin with hot and cold running water.


Shower Room 1

  • Bathroom 1 is en suite to bedroom 1 access from small landing (2.56 x 95cm) through bedroom.  Doorway 71cm wide.  Bathroom 2.52m x 1.98m.
  • Shower is fixed head with extra hand held spray 1200mm x 900mm  Shower opens outwards.
  • The shower has an opening of 74cm.

  • Storage height of cutlery drawer 83cm most other storage is in standard 90cm high units, or standard overhead units.  Highest shelf 186cm
  • The kitchen is well and evenly lit with 9 halogen spot lights in the ceiling.
  • Light in the extractor fan over the cooker
  • The walls are painted cream and the floor is oak amtico.  Black slate look work top.

Utility Room

  • The Utility Room is accessed via the hall through a doorway 79cm wide.
  • Standard sized washing machine and tumble drier, both front loading.
  • There is a slate look work surface and sink at a height of 90cm
  • Under worktop cupboards and overhead storage units
  • A drying rack is available in this room and all fuses can be found in the utility room

Grounds and Gardens

  • The West Wing is part of a 17th century house and has access to a large garden and woodlands.
  • The garden is accessible via the front door.  A large tarmac courtyard leads to the walled garden and tennis court.  Access to the tennis court is along a grass path which can be wet and a little muddy.  Access to the garden is either through a stone doorway 92cm wide or the longer route via a grass path.
  • The garden is also accessible from the back door down a single step 16cm high on to a paved terrace.  The terrace has a single step down into the garden 12cm high.

Additional Information

  • Telephone is available and calls will be charged 2 days after departure
  • Vodafone is the only mobile service which has good coverage
  • Dogs and assistance dogs (a maximum of 2) are welcome but must be kept on leads in the grounds and are not allowed in the walled garden.  A small supplement of £15/dog will be charged.  Dogs owners are requested to keep their dogs downstairs and not beyond the kitchen.
  • The West Wing is no smoking please
  • The West Wing has a fire alarm which is connected to the fire department and a siren will sound in the event of a fire.
  • Smoke detectors can be found: 1 in the boiler room, 1 in the utility room, 1 at the bottom of the rear stairs, 1 in the first floor corridor, 1 at the top of the front stairs and 1 in the small hall outside bathroom 2.  There is a heat detector in the kitchen and one in dining room.
  • Heat detectors are in the kitchen and in the dining room.  The bell is in the sitting room
